Standard Design Features
We believe in building things the right way, the first time. We include some standard design details which other builders don't - these details don't break the bank, and provide a great value and utility. They help our buildings stand the test of time, and come from the experience of wishing we had included these items on previous projects.
State Law Keynotes
Below are the key ADU state laws passed within the last few years, that have deregulated ADUs, and allowed their development to thrive.
Reduced Impact Fees
No "Impact Fees" on ADUs less than 750sqft. Reduced "Impact Fees" on all ADUs.
Parking Requirements
Additional parking shall not be required in the following circumstances: ADU within 1/2 mile of transit - ADU in historical/architectural district - On-street parking permits required but not offered to ADU occupant - ADU within one block of car-share vehicle.
Height Limits
An ADU is allowed to be a minimum of 16ft tall. 18ft tall if within 1/2 mile of transit. An additional 2ft may be granted to match roof pitch of existing home.
No Lot Coverage Limits
Any ADU 800sqft and under does not need to meet lot coverage requirements.
Guaranteed ADU Size
Local agencies must allow an ADU to built if it meets the following criteria: 800sqft size, 1000sqft size if 2 bed or more.
Plan-Check Time Limits
Building departments must respond to an ADU application with approval, denial, or corrections within 60 days, or else the permit is deemed approved.
Ministerial Approval
ADU permits must be approved ministerially - no special review process beyond standard permit review is allowed.
Short-Term Rental
Local agencies may specify that ADUs be rented for a period of no less than 30 days at a time.
